The best time to sand and re-finish a hardwood floor is when moving into a new house or apartment, as all of the furniture, rugs, etc. will need to be removed from the flooring anyway. Pre-finished Hardwood Floors

A relatively new, but increasingly mainstream, product. Pre-finished hardwood floors can be acrylic impregnated, engineered, or solid. They have a tough factory finish, which is the main reason for their popularity. They are also extremely easy to install and eliminate the need for messy sanding.

Most prefinished floors constructed within the last ten years are urethane- finished. If you’re unsure that you have this kind of floor, you can test it by placing a couple of drops of water on an inconspicuous area. If, after 15 minutes, it turns white, this is your finish

There is a dustless sand less system for all alum-ox acrylic . Finished floors called TY-Kote(tm)

A Basic Coatings product

Older floors, on the contrary, are likely to come in shellac or varnish finishes. Unfortunately, these do not work well with urethane and need to be completely removed before you can apply urethane. If you do decide to replace an older finish with that of urethane, you need to be aware that there is likely to be a certain amount of aluminium oxide in the floor.

These can be both solid and engineered, but both kinds need to be finished entirely on site. They come in varying lengths and widths. Sanding and finishing can take anywhere from a few days to a week depending on the floor size, stain, and number of top finish coats required. Generally, finishes used are oil or water-based.

Our highest priority is to give you a beautiful floor, but at the same time protect the rest of your home. So whether you have chosen finished or unfinished floors, we will section off other areas and furniture in your home, to prevent sanding dust from spreading. Our dedicated and dependable crews are also experienced in using dust-containment systems, which limit the amount of dust that becomes airborne.

As with re-finishing, it is important to make sure there is as little air flow as possible in the area, not just to prevent breathing difficulties but because airborne particles can become embedded in a newly-applied finish. Something as simple as walking on the floor, or even turning on an air conditioner/heating system, can stir up a great deal of dust.

To avoid such problems, we make sure to allow as much time as possible to elapse.

If your floor has a limited amount of surface wear, we also offer screening (also known as buff and top-coating). In essence, this will give your wood surfacing a new lease of life, ‘freshening’ it up. Screening allows the wood to be given another coat of finish and frequent applications can minimize the need for a complete re-finishing.

Screening enables the surface to take another coat of finish, and frequent applications can reduce the need for complete re-finishing. However, if you have a waxed hardwood floor, screening is a difficult process to carry out, unless all of the wax is first removed from the floor.

Engineered Wood  Hardwood floors Made of several layers of different woods or different grades of the same wood stacked and glued together under heat and pressure. Engineered wood flooring is less likely to be affected by changes in humidity and can be installed above, on, or below ground level. Some engineered wood floors with thicker top layers can be sanded many times. Unfinished wood floors: With a job-site finish you get a perfectly smooth finish. Unfinished hardwood allows you to match existing woodwork by staining it to blend. Custom colors, generally 2-3 coats of finish This can be fairly messy, takes several days Prefinished wood floors Usually installs in less than a day Less messy than job-site finish Limited to manufacturer's colors Manufacturers can apply 7-10 coats of finish Factory finishes are extremely wear resistant Some manufacturers add aluminum oxide for additional durability Today's factory finishes are much easier to care for than the old waxed finishes. Prefinished trims are not an exact match to the floor. Wood Finishes UV-cured: Factory finishes cured with Ultra Violet lights versus heat. Polyurethane: A clear, tough and durable finish applied as a wear layer. Acrylic-urethane: A slightly different chemical make up from Polyurethane with the same benefits. Aluminum Oxide: Added to the urethane finish for increased abrasion resistance of the wear layer. Ceramic: Advanced technology that allows the use of ceramics to increase the abrasion resistance of the wear layer. Acrylic Impregnated: Acrylic monomers are injected into the cell structure of the wood to give increased hardness and then finished with a wear layer over the wood. Squeaky boards can be fixed by driving a nail, at an angle, into the joist below. This will draw the boards down tightly onto the joist while angling the nail will prevent the board from riding up again. Boards that are badly split will need to be replaced. Firstly, drill into the broken section, and then cut out with a jigsaw. Ideally, the floor-board should be removed and rejoined at the center of the joist to provide the necessary solid support. To insert a replacement board you will need to remove the underside of the tongue, and then pre-drill the board ends to avoid splitting and creating more filling work. Sanding and Final Preparation The next step in your preparation for hardwood floor refinishing is to remove the existing finish. However, the idea is not to remove all of it, but rather to cut back only the top layer and produce a clean, scratch-free surface. For a large floor area, renting a rotary orbital sander makes the job much easier. However, the edges of the floor (adjacent to the skirting boards) are best done with an orbital sander which is much easier to control. For tight and little corners (such as around the base of architraves) a mouse sander is the most effective tool. When you are done with sanding all the dust must be removed completely. Do this by vacuuming and then washing down the entire surface with mineral turpentine. Lastly, Applying the Finish Before applying the new finish it is a good idea to check that it is compatible with the existing one. Determining what finish you have is not always easy. If you applied the original finish yourself it is OK, but if you don’t know what’s there at the moment you will need to do a small test. Most floors are finished with an oil-based polyurethane finish. If the new finish is not compatible you will immediately see a bubbling and blistering reaction. To apply the new finish use a lambs wool mop. With each stroke slightly overlapped you will avoid a "tram-line" effect. Keep coverage as consistent as possible and avoid letting the applicator dry out at the end of each pass. Keep the room and the flooring area well ventilated during the application and drying process. Read on the manufacturer’s recommended re-coating times, sand lightly and then apply your second and third coats while following the same procedure. ALLHARDWOODFLOOR LTD.
